|Lockbox||Safely secures the house key (only licensed Real Estate Agents/MLS Members with proper credentials will have access once approved by the Showing Service)|
|MLS Listing||Details of your home, including pictures and video tour will be posted on the local MLS (Triangle MLS) accessed by thousands of REALTORS|
|Popular Home Search Apps and Websites||Details of your home including pictures and video tour will be found on the most popular home search apps and websites - Realtor, Zillow, Redfin and many other widely used apps and websites. (video tour link may not syndicate to some apps/sites)|
|TruBlu Facebook Page||Info about your home including a video tour link posted on TruBlu FB page|
|Open House||Typically held on Sunday 2:00pm — 4:00pm|
|Home Showings||Showings by agents are scheduled through the convenience of the Showing Service|
|Showin Feedback||Feedback is requested from showing agents and provided to sellers|
|Pre-approve Prospective Buyers||Obtain a prequalification letter from buyer's lender or request buyer to provide proof of funds|
|Contract Negotiations||We work hard to get you the best purchase price, deposit amounts, due diligence period, closing date and all other terms and conditions|
|Repair Negotiations||We review inspection reports and repair requests, handle repair negotiations, coordinate 2nd opinion evaluations from repair specialists as needed (e.g. HVAC, roof, crawlspace, windows, septic tank) and assist in coordinating repair personnel for agreed upon repairs|
|Coordinate Closing||Arrange closing with attorney's office, cooperating real estate agent and buyer's lender|
|Closing Documents||Closing Disclosure/Settlement Statement will be reviewed with you prior to closing to confirm accuracy of expenses and proceeds|
|Closing Day||Attend closing with you to ensure a smooth and complete transaction|
A minimum listing fee of $3200 may apply. 1% listing fee only available if you sell and buy with TruBlu Realty. Buyer’s agent commission not included.
